I know a lot of people prefer to manage their own properties because nobody takes care of your properties the way that you do, however I know one person can only do so much as one scales up.While I'm sure there are plenty of quality PM companies out there, most of the experiences I have heard have been rather negative such as fees incentivizing turnover and repairs being "band aid fixes" to a bigger problem.

This may result in a smaller margin of course, but would seemingly aid my efforts to secure my first investment. 

But yes, that's another reason why it's important to still have positive cash flow even at 70% LTV for each property - as an aid to lowering your DTI ratio!

If they have proof they're on financial aid and will receive a disbursement (or loan disbursement, same thing) then we defer that prepayment until a specified date when they get their check.

The economy is coming back and there are two redevelop authorities that are aiding in that revival. 

Has anyone here read books on time management to aid them in building their portfolio, if so which books would you recommend?

This is old news here, and I haven't met many landlords that are worried about it, as business owners, they just realize it's part of the flow of business, and aids them because now the city is forcing them to raise their standards, rents, and property values. 

This is challenging because too many categories will make sorting difficult, but to vague of categories won't be much of an aid either.I'm also looking for help in actually categorizing the 1400 entries.
