The IRS defines a “quality” cost segregation study as “a study that is both accurate and well documented with regard to” 1) the classification of property into classes, 2) Explanation of rationale for the classification of the property and 3) substantiation of the cost basis of each asset and reconciliation of the total allocated costs to total actual costs.

We actually keep a pantry pretty well stocked with basics:  tea, coffee, cleaning supplies & laundry stuff, cup of noodles, ramen, soup, oatmeal packets, microwave popcorn, spices, bottled water, lemonade mix/crystal light, etc.  

You could buy about 80 of them, but your cash flow would still end up at 16k which is about what you are making now (actual it would be zero once you account for property management fees). 

That to me is true wholesale.. buy it and actually own it and then resell.
