I (obvious) don't have a background in accounting or taxes.The history of my coming to be the sole shareholder of this s-corp is complex, long and, I have no doubt, filled with tax-planning blunders.In case anyone is still interested, and inclined the help, here it is in as abbreviated form as possible:1967:  5 families bought this property as a summer vacation for them to use collectively1980:  1 of the families sold their share (20% of the property and what is effectively a lifelong lease to one of the 5 cottages).

@Michael Wagner Do you just have the one employee at your self-storage facility, and then you pick up the slack for when they go on vacation or aren't available?

I guess it depends upon where your vacation rental is.

(Max vacated rents - your monthly mortgage payment) = +/- net cashflow.On the other hand, you could also look into multifamily units where you can live one of the unit and rent out the other vacant units with as little as 5% down payment.

I've done it with credit card payments on vacation rentals, won every time, and the money was returned to me.I will bet this is a tenant with a lower credit score.

Probably anywhere there is a vacation market in mountains or hills!

On the 14th she asked me to give her a 3 day notice to vacate because no organizations were willing to help without it, but I didn't provide one because I had moved her due date to the 18th so she wasn't late yet.
