But depending on the nature of your tenant they may just opt to stop paying rent, walk,  and see if you chase after them - to which the usual answer is: it probably isn't worth it.So what we do is say, "Look - the lease says 2 months -but really we just don't want to be out any rent.  

Still walked away with a whopping $3500 profit!

I personally walk through the houses..

Look forRoads on two sides, good cell or fiber optics, trees, rock or boulders, water, ditches to build ponds, views, walk out basements, seclusion but close.  

However, if one walks 15 minutes the other way (about 0.5 miles), they would arrive in a war-zone, a public housing project where there are murders reported almost every year.

I would add have an unbiased party (maybe another experienced local investor, someone not involved with the sale of the property) do a detail video walk-through and pay them $100 or $120 before submitting an offer.With overextending yourself and leveraging too much, I've decided not to buy anymore and take out more mortgages at 7% rates for now. 

And I genuinely hope it does not for you.What I do hope that's accomplished from this dialogue is that nobody walks away from this thinking your strategy is good/smart/feasible. 

Who's going to walk it for you and tell you the reno needed? 

I have to decide whether I take less, offer the buyer's agent less of both or walk away from the listing.
