You get a lot of bang for your buck for waterfront condos in SW Florida especially parts of Fort Myers and Cape Coral.  

Agreed, in the short term it will hurt the market, but it will also filter out those that want to make a quick buck and think it takes 1 week to flip.It’s like a lot of industries.

I manage long distance, have contractors on speed dial, and several college friends I can call to run over to the house if needed for 50 bucks a trip. 

You take a 1920's house to one and say "I want the whole thing redone" and I guarantee you none of them would ever say "20000 sounds about right"  I was a builder for about 5 years precrash and I used to tell people the base model started at about 75 bucks per sf under roof and we go up from there.

List the cities that are near you and let them know you'd be willing to meet them close to where they are if you are willing to travel a little bit.These little meetings which cost you a few bucks, will be the best meetings you could have for learning how other investors have bought out of town. 

I plan to attend countless meet ups, shows, and events in the Milwaukee area.  

So if  you find someone who is trustworthy and can make the process simple maybe that's worth a couple of bucks somewhere.
