Ideally, you know every cabinet placement, tile selection, etc when you meet the contractor for bids.  

There are a lot of real estate investing meetups in Northern NJ where you can meet other investors, talk about areas, and learn.

I know there are a lot of professionals in the suburb that I am looking that need a place to meet clients but don't necessarily want to go to their downtown offices regularly.

You don't want to put yourself in a position where you are paying down two forms of debt for one property unless that property consistently cash flows to meet those numbers and has a low vacancy. 

Do look up REIA meetings in your area and start attending them.

The painting should be completed within three months of the move-in date, and the Lessor will inspect the work to confirm it meets these standards.Can the landlord void the clause, and what happens if the clause gets void?

Most inspectors will know that properties only need to meet whatever the code was when they were built, not current code and they usually explain that properly IME.

Not everyone meets that criteria but there are lots of us investors that are experienced investors with 6 figures to invest who are close to 'accredited' status
