This seems like you did not overpay.Also, from the tone of your post, I sense some pride in the final project, which tells me you are satisfied with the results. 

@Allison Keib, be "cautious" of new construction (ground up) for new homes or modulars for new investors.Ask your realtor if she had ever built ground up modular homes from beginning to the end before (entitlement, underground utilities, crane in units, rough hook up, final touch up, etc.)? 

So by finally hitting that bruising pain point, that means light at end of rate tunnel. 

Welcome Tim,As someone who just recently started and was finally able to buy their first property there is definitely a lot to it, you'll always be learning so don't try to know it all at once.

This was on the last lower priced one I'd gone after, which at the time seemed like I got a deal, even though I had to outbid at first maybe 5 bidders and finally one who ran it up a good 20 grand or so.

I finally got a small payment processed but she still owes me over $11k.
