To add additional context, I would personally be more willing to sign my name onto a $6M mortgage collateralized against a $10M asset in an "A" market that has historically low vacancy rates, no deferred maintenance and is located in a stable market with a rent roll that covers the debt services and operating expenses with reasonable cushion for reserves than sign my name on a $90,000 loan collateralized against a $100K property in a C/D unstable market with high vacancy rates and where capex will disproportionately impact operations.

I was confused as why he decided the last day he had to stay , he was mostly moved out , then he got very emotional but didn't offer any specific details.. so he paid that day in cash with slight increase of rent and had him sign a 1 year lease.

Also the interview is a big part of decision making, because most important is to have a person who is responsible and keeps your property clean.We don't look at bank statements, but we do want to see the last pay stub before we sign the lease and make sure the employer and the amount matches the application.

I am sure there are lots of different reasons for it. well they were replaced by those crossing the border 750k out of 42 mil probably not that big of an impact.. traffic is still really heavy I was just there last weekend in the SF bay area no signs of the state looking like some of the dead cities one finds in the rust belt or deep south.
