As a realtor in the market, I know that the suburbs/outskirts of Phila are in higher demand with lower inventory, might be better to check there near some major hospitals like - torresdale jefferson, abington jefferson, and doylestown hospital 

The appreciation in Tampa and Orlando is getting out of control so if you want cash flow and aren't paying cash then the outskirts of the metropolis areas will be your best bet.

Most house hackers these days have been following the blue line (and west) in areas like Humboldt Park, Logan Square, Hermosa, Jefferson Park, etc.

The population in Jefferson County is on the higher side, yet it is in a slight decline currently.The poverty level seems pretty low low right now, but is in a current incline. 

You can go all the way from Jefferson at the top of the state to Murphy at the bottom, which is over 200 miles from each other.

Jefferson County still technically allows vacation rentals, but damn, they're capricious with their permits and just recently revoked the permit of one of my STR clients' Airbnb for what seems like arbitrary reasons.Park County, which stretches from a little bit southwest of Denver all the way to just south of Breckenridge, still allows STRs and the cash flow is better there than in some other areas.

@Adrianne TolentinoIf you are looking at cleveland I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

There is a 4/2.5 2015 sq ft in Eatonton for $230k and 4/2.25 2548 sq ft in Jefferson for 270k.
