I ran the numbers with my dad and he helped me come up with the price I wanted so that I could go to the meeting prepared.

Edit: The 4plex I ran my analysis above on went up in the Zillow estimate by $5k since I wrote that 3 hours ago.

I searched through the forums and it seems like the best suggestion I ran across is to create a separate LLC to function as a property management company with it's own set of financials (I understand that the "management fee" I take is considered earned income vs passive income).

Only if I was young again, I could imagine house hacking and rent short-term to some exciting foreign guests, so much to learn from different cultures, or renting a room to a doctor or lawyer while they look for the primary home, what great connections you can make.

I ran some numbers in 2019, and IIRC it looked like down payments were decreasing compared to 2017, an indication that people were buying before they had previously planned.
