Getting a property in you name and renting it out isn't really understanding the functions and principles of real estate.Driving a truck across a pasture doesn't make an auto-cross champion, spending 20 years sailing a Sunfish doesn't make one an accomplished sailor. 

If you are inclined to be a bit more aggressive when preparing your taxes you should find an accountant who either agrees with your elections or, if not, will honor them (as long as they can be reasonably defended).
