My last rehab the only thing that popped up is one of my contractors took on more work than they could handle and therefore were too slow pushing things back and increasing the rehab duration.I am not a fan of newbie RE investors not investing local.

The federal government simply can't afford to have interest rates go too high so they won't.Also keep in mind if interest rates jump up like they did in the last few months, it is because the economy is trucking along and your rents are likely increasing as well.Having said that, I'm a big fan of evaluating risks from possible scenarios and planning for those contingencies so here's a few contingency plans I use.1) As you're already considering, stagger your maturities.

Been listing to BP podcast for about a year Big Fan,Great Education I've been trying to get the ball rolling this year to owner my first rental property wanting to house hack" so the beginning of the year I've started a savings just for my first deal we all know their are 52 weeks in a year so I vowed to myself to put $100 up a week its what I can afford on my salary but I've been going strong.

also it would be great if someone can point me to other forums on how to convert a basement into an apartment with kitchen.I am also confused whether to go for vented vs ventless range hood or exhaust fan to deal with kitchen odors.appreciate the inputs from experienced forum members

When the crap hits the fan, pooling of money for deals will absolutely function like a pyramid scheme for some unscrupulous operators...they will rob from Peter to pay Paul, many times without bad intentions.It also takes good internal record keeping to keep from commingling funds.
