I'm wondering if you are including electricity in that figure, because that would seem about right for a household of 4-5 people.The property I'm looking at is a 2 bedroom, 1 bath, and I will be having the tenant pay for electricity. 

I try to create a household dynamic of likable individuals that should be able to get along quite nicely, and it does appear to work well.
