CA might be different and where you generally need accreditation is when you are using other people's money and promising returns.  

-Current Assets: <$100k in cash, ~$300k in retirement accounts, Primary Residence (CA) ~$100k in equity, 1 LTR condo ~$200k in equity and a HELOC @ $80k to close this week hopefully :). 

Speaking for myself I would never consider a Sub2 unless I knew I had alternative exit strategies to take out that underlying mortgage either by private money, conventional, or other routes.What is the significance of the " default judgement states," versus what we have here in WA, OR, CA ?
