Hello,I am attempting to create an event.

If I attempt my first gut rehab I could rent the 2-family out at $1000 per unit.

My last attempt was no exception, seller wanted 5 day inspection on what was billed as primo condition 20 year old property, he blessed me with a 6.5% cap rate and "misstated"Expenses, followed me around during inspections telling me over and over how the neighbor next door is ready to purchase if i dont, never mind the failing brick siding, lack of house wrap, broken, non working windows, rotten decks,etc,etc.BUY IT NOW ask questions later cause there are 10 people behind you who will be happy with making zero for 3 years!

I’m attempting the BRRRR strategy but can’t refinance for another few months due to having low equity in home.

The only thing I think you can do is try to buy the property and though that process if the bank calls in the lien let them attempt to prove it to the courts.  

Some properties just do not work for dogs.My local housing inspector has put in writing for me that attempting to accommodate any canine would be an unreasonable burden to the neighbors (it has an up a lot of stairs, down a long hallway dorm layout).I believe most laws talk about an unreasonable burden. 

@Chris Turner How would one go about verifying equity in the property before attempting to call?

Would I be biting off more than I can chew by attempting to do this myself?

 I have one house now that was gutted and inherited by kids who avoided every attempt I made to contact them.
