I bought a house 2 1/2 years ago in Nashville, renovated 2 rooms, landscaped the yard, and sold it two years later and pocketed 17k.

Maintenance I include landscaping, roof, issues that spring up during the year. 10% is good, also I save a portion of the income for a reserve to fix anything that occurs during the year.2) Depending on the property management company/manager.

Even if you have contractors in place to do the landscaping, janitorial, etc. you still need someone local to keep tabs on them.
