I know the link is to Home Depot but I haven't been able to find them at my local Home Depots - I've had to go to Ace Hardware.If a portion of it doesn't work, you can fight replacing the internals or just replace the whole toilet for about $100. 

Maybe Buellton up north a little or Santa Paula down south next to Ventura?

I live in the wonderful-but-insanely-expensive Ventura County area (just bought a 3+2.5 1367sqft last year for $425,000,) and while I'm a big believer in the long-term investment value of my area (said place is now worth around $515,000,) I'm looking to explore other areas with a lower barrier to entry so where I could potentially buy more property that isn't as reliant on long-term appreciation to grow my portfolio.My area is unparalleled for decade-over-decade appreciation, but accordingly is pretty lousy for cashflow.

In addition, Danny, who is a computer geek of some sort (Sorry Danny, but I do love your story about what drove you from geek-world to flipping) uses his flipping experience to optimize a website for what we all do.....wholesaling, flipping, getting leads...the website is so user friendly it allows you to tailor whatever you want to focus on,wholesaling,  RE selling,,,,and it comes crystal clear videos narrated by you guessed it Danny the ace flipper ;)If BP was amazon, i'd give it 5 stars.Nice addition to BP.

I got like 96 or 97 on my agent's exam, aced the broker's exam.

When I am doing repairs, I usually go to the local Ace Hardware.

So as Ben said- probably better to focus on one or the other, but after you're an ace at either investing or brokering, it certainly could be fun to try the other, as I've done.

My partner does a couple of flips a month around the San Fernando Valley and Ventura county area.

He owned hundreds of aces and maybe got $500,000 with each harvest, or any average of $50,000 a year.
