We don’t have an immediate need for the cash and current rates are attractive, so would love to hear what the pro/cons of seller financing are in this situation?

@Christian Artuso I only know OOS investing so cannot speak to investing locally as NYC is not my idea of a cash flow market. 

Some of the repairs I did were from handymen or small contractors who do not have an invoice system or estimate on paper for cash payment like painting and rent ready repairs.

There are a bunch of investors from Calgary who are investing here as they find it more fertile grounds then there local market (So they tell me this)So the take home point is if you want to BRRRR in Winnipeg then you will find amazing deals with buildings that are burnt/plumbing/electrical work needed so you can get exempt from rent control and obtain the cash flow you want.

We were just happy our first and second mortgage was going to be covered and have a little cash flow at the same time.
