A couple things from my perspective: TX is a very low barrier to development state especially compared to CA and even the geography is wide open so the danger is that developers will just move a mile down the road and build new product to compete with yours if good employment is headed that way.

I am contemplating making an offer on a 1995 double-wide mobile home through one of these auction sites but saw two problems that concern me: 1) the back door won't open - it seems to be pretty firmly jammed shut; and 2) there is evidence of damage on the ceiling of the same side of the home, near a fireplace.

first I would question how "comps" have such a wide range, a comparable rental unit, one that is like the one you will end up with, shouldn't vary that much at all, maybe $100 at the very most (probable more like $50), are you just comparing a big area and anything 3 bedroom?
