If the junior interest holder (junior liens or borrower, etc) fails to redeem they will be foreclosed.

In giving a right of first refusal, the owner of real property promises that if he decides to sell, the holder of the right will receive the opportunity to match the actual offer that has been made to the owner by a third party or, alternatively, the owner must first offer it to the holder at a fair market value before he places it for sale.

The same ratio here in PDX that we attain naturally vis a vi ratio of owner occ to rental in the SFR sIn new construction today.. there are very few if any going to investors.. our price points have jumped up to the point it really does not make sense to buy these as rentals.. much better off buying a duplex or 4 plex.

This is tough because it is so specific to area, but I am a buy and holder that only cares about cash flow (although I only do 10-15 years notes so that contradicts my statement). 

For eg. in the dallas metro, Section-8 vouchers are issued by 6 different counties and 20+ cities and the voucher holders can live anywhere in the DFW area.

This is great for the owner, since they don't have to pay that back, and it's great for you because as the note holder, you are the lender, so any money they get goes straight to you.

It would be fantastic if other buy and holders that have gone through this transition could provide some examples of what's worked for them.Thank you!

The main problem that I found is that 1st lien holders do not allow a 2nd lien (mortgage) on the property on the same day as the closing.

All those other visas will not provide with the employment authorization security and flexibility you will need.I hate to burst you motivation and spirit, and say it cant be done.
