Here is the breakdown: Demo: 1800 (not sure what all this includes as aside from a toilet, it is an empty shell) Electrical 9.500, Hvac 10,000, Plumbing $8,500, Misc/carpentry-$1200, Drywall-$5000 Interior paint/plaster repair $1900, Insulation $4,500, Exterior doors/windows-$9,000, Siding to repair damaged area only $1500 (this is a very small area).

Otherwise, I’ll have to demo and present it in a vanilla box, which can get expensive.

What has been a recent reassurance for me is my demo-guy just told me he just got contracted for 3 different properties, with the same build as this one, and they’re doing the exact same thing I’m doing.

I do not want to demo it I want a hard money loan just for what i owe as I have put 10k down and am fixing the windows as we speak and sanding and urethane the floors.

I just finished the guest bathroom (just putting up fresh tile around the tub) and tonight, I will start the demo in the master bathroom (shower). 

For my area that would be high unless the property was real low priced (A piece of land for 15K, a low end mobile home, a house falling down that will require a cash buyer who wants to demo it).
