Usually takes 3 years to cycle through customers till you get a base of good customers.  

WordPress is great and gives you lots of options when it comes to customization, but it also comes with a much steeper learning curve.

. - they pay for installation $25 - they can take it when they leave and you reinstall the old one charge them $25 again.Situation 2 - they do not have a shower head but they know what they want and YOU OWN IT - buy it for them and charge $25 for installation - shower head STAYS when they leave you now have a spare shower head.Situation 3 - similar to #1 they purchased a shower head and it is gifted to you - install it for free - shower head stays with apartment when they leave, you now have a spare showerheadOther than that, its just customer service.

How have you done with expenses, quality of tenants, turnover, cash flow, their property management team, customer service, etc.  

One way might be to talk to some of your past customers, and ask them what features attracted them to the house, and what features they found neutral, and what features they wished were different.
