I would list the property and advise the tenants you are planning to sell. if they want to stay month to month, that's fine.

Make sure you talk to a Banker or Loan officer that is well versed in both SE (Self Employed) income and also Non/QM programs.One tip I will give you as a Banker is open up a "Business Checking account" and for the next 12 months pay "Everything" out of that account.

I would take on a 50% partner at 300,000 and would include the use of my two 4 x 4 SUVsIf we did nothing else besides let the property run as it is running now, with an operator renting the property as a whole to run as a business it will cashflow >500 per month per owner.
