With regard to the fees that is much less expensive than a Delaware Statutory Trust where fees can be upwards of 20% which is totally unacceptable unless you have absolutely no other options. 

In Riverhead, that ratio is 10%..10 total 2-4 fams listed, 1 triplex.Triplexes and Quads are totally possible to find but are rare.

For loan balances under $200k, you are better off going DSCR with a 5 year prepayment penalty and paying 2 total points on the loan (1 point is 1% of the loan size).

I totally get what you’re saying, especially since I know my current market well, having lived here my whole life.

I totally get where you’re coming from, but it seems like more hassle with essentially the same outcome.

I do not remember the numbers but this property obviously needed full rehab.  

Obviously not really big deal if he owns it out right, but it will be something you want to consider in your calculations. 

Overall, though the cash flow in my market may be lower, the strong appreciation has made for a higher total ROI and I've continued to buy here.
