When you factor in all the other benefits of real estate investing (income, tax depreciation, principal paydown by tenant, potential appreciation (I use 0% for this, by the way), leverage), I can still conservatively and comfortably calculate a TOTAL return in the teens to 20%.

Being a remote investor during a growth stage in the economy might be tough to find a lot of equity on the front end so perhaps the Hold and CashFlow is not so bad if you can still return in the teens.
