Here in OR you'd be surprised what local credit unions will finance, and although the rates might be quite as low, or amortizations as long (usually 25 years or remaining useful life of the property) they can offer more permanent mortgage solutions. 

Ultimately it's the seller's responsibility.And I wouldn't be surprised if the issue of the valid tax certificate comes up again.

So, that when I need to NOT be flexible they aren't surprised by it.

That way, they are not completely taken by surprise or blame you when the temps drop and suddenly there's a pipe burst in the middle of Christmas Day.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

It is easy to predict, yet rent control advocates somehow are surprised.  

This allows the tenant and contractor to coordinate a convenient time for repairs in case the tenant won't be present, granting the contractor permission to enter.

Short of natural disaster and fire, there are very few surprises when it comes to the building, you can anticipate the expenses.
