Most of the people on BP that I have seen aim for $100-$200 cash flow per door. 

Such as borrowing from a HML and having a frined supplement the rest but you need a really good deal with alot of spread to make this work.

I've been on BP for a few months now and am aiming to hit the ground running as well.

Should I even think that far out, or should i aim for the $2000 cashflow that I could be getting now?

I guess I'd like to have an agent involved because this will be my first home purchase, and I like the moral support :)As far as pulling the trigger, I like that move, I just know I won't until I get more comfortable with my ability to aim.

I am aiming for a 2 month timeline, for my first flip and working a FT job that might be a bit ambitious, but that's what goals are for. 

Aim for rents above $800/mo.

I am trying to diligently save to buy properties locally but am getting interested in flipping to supplement my W2 income for a faster entrance into purchasing properties. 

If I move out to the West Coast I'm aiming for Seattle, we'll see where my day job takes me, but would likely be looking to house-hack there, and I know the market is on fire there right now!
