Hi Chad, @Denver McClure and I are working with a client on a 1035 scenario right now and it is an easy process.

I did purchase a four plex in Napa, CA a couple of years back, a super long rehab and now getting ready to get tenants.

Property Radar is super robust. 

In general, my overall feeling was that Doorvest is good if you're super busy and don't have time to really dig into real estate.

Finally, you post that your market is super hot for buyers, but then you don't mention what market you are referring to. 

I dont know how many units you are talking about, my biggest problem was tenants having easy access to me.I finally decided to use a software and got an internal property manager so moved away from it.Currently setting up the maintenance request portion of it, so will see how it goes.

Now I own and self manage 29 SFR and find it to be easy.

The houses seem to be fairly easy to find.
