Hi BP Community,I’m looking into my first out-of-state multi-family partnership with someone that already has experience in the local market and connections to the operational teams required to make out of state investing successful.

If you and your husband can perform the same line of work in another state like Florida, Texas, Nevada I would move out of CA as soon as possible. 

I run a facebook group on MTR"s with 3.5k people and many have had the same experience. it's not to say you can't find success on FF but the demographic of who you're trying to attract might not be on that platform. 

You can also check online resources like BiggerPockets or Roofstock, which offer general CapEx guidelines based on property type and age.These methods should help you perform a solid preliminary analysis.

Can you provide references or examples of successful projects you’ve funded?

We've got a few homes near campus we use as student rentals and they certainly perform well.

I would venture a guess that many investors believe that agents who cover the same territory are competitors, however as I'm sure you are aware that there is more success in collaboration as agents than competition.

Don't think that one particular out of state market will shoot you to success or abject failure.

Finding the right price does not associate with market stability or future performance assumptions.

You've definitely done your due diligence on this so I have a feeling you will find long-term success here.
