The largest site is about 1/2 way through building a second phase the size of the first phase.All within 10 miles of the power plant.In Commercial or industrial development, you would need both the track record of success and also the financing.  

Buyers, sellers, and investors need to remain flexible, informed, and willing to explore creative options to find success.

Good luck and best wishes and post pictures of your success in a year or two.  

But I appreciate that those who have found their footing in real estate and are doing it successfully want us newbies to understand it takes work and at least some capital.

Building relationships and finding the right deals will be key to your success - also make sure to start out small and go from there - don't get into something too big/you can't handle.

I’ve had some success steering clients toward portfolio lenders who can offer more flexibility than the big banks.Another thought: have you considered diversifying into asset classes that might generate better cash flow even in today’s environment?

Are you having more success sourcing off-market properties, or do you focus on distressed opportunities through agents or wholesalers?
