I do NOT think having an operating LLC located in a different state than the ones owned is overkill. 

Unfortunately, renting in the far-left wing states allows tenants to be treated in a manner that far exceeds ethical rental practices. 

But I do know our city needs a lot more of the first type.you clearly don't know me, which if I'm being quite honest with you has absolutely nothing to do with me. this is a property that is located in the village of Liverpool NY with a tenant paying beyond market rent, " If he doesn't want it or can't afford it, reward him with 60 days time to find another place, then find a new tenant that can pay what it is worth. " which I did, and he agreed to pay..................as I've stated to you before anything other is simply poor business practice. thank you for your input

I am going to be the contrarian on this subject.. 1. the pre license course is valuable as it teach's the vocabulary of real estate and the basic laws of your state.. its dirt cheap and one of the better ways to build your foundation. 2.

The properties  rent is more under market than the others as well but I raised their rent a year ago and I plan on raising it about three percent again this year according to state law. 

of course he would never state this is so many words, but the bond market will be parsing every word looking for clues.  

AS Mike stated its a very cash intensive business.So to me scaling a business in RE does not necessarily mean you own ANY real estate.

Each state and county has a different way of finding out, but it should be public info in each county.
