Without a team in place, you could be stuck trying to find someone to complete even the simplest of tasks when needed, or you will be paying an outrageous amount to have the work done, which will destroy the ROI you had planned for. 

The simplest solution to that is going to be, sadly, having your dad come along for most of your first meetings.

Obviously he's the expert, my .02 as a TN resident and investor is when I've looked at using out of state LLCs for TN investing, since we're doing business in TN we'd need to have the LLC here or register here, so it's simplest to just do the LLC here.

With that said, if I were to reverse engineer that goal in the simplest context, out of state would get me there the quickest.

@Fran Gorham, I am guessing if you want it bad enough, you could find ways to get into syndications that only allow accredited investors.The simplest way, as Brett and Dan note: look for 506b offerings.  506b allow for up to 35 sophisticated investors.  

@Westin Hudnalloh lord please be more specific before all the "wholesalers" attack you.This may be the simplest thing you can do. go to Craigslist type we buy houses and email everyone that pops up and as to join their buyers list.
