The junction box is a mess and will need work to pass inspections.50% of the property interior likely needs new drywall and I'm going to shave off the ceiling and drywall where necessary w/ a flat whiteExisting wood floors on the stairs and upstairs appears to be in good shape, going to tile or LVT throughout bathrooms, kitchen and downstairs - going to just go over tile to save costs.

We have found that if you are using a trades person that can get the parts needed for the job, unless the price is way out of line, it is easier and less stressful to go with them rather than trying to shave a buck or two your self and then bring the items to have them installed.If you are doing the installation, then we would see what we can get a discount on but if we are having work done, let them quote you for the entire job (labor and parts) so you an make an informed decision as to use them, someone else or possibly buy parts if you have a standard SOW.

Yes, I've had tenants send nice gifts (not expensive, one lady sent 2 pillow cases she sewed designs on) pot holders, ink pens, after shave, little stuff sent with nice intentions.

Then refine the data , figure out what properties are under the same ownership ( i.e. same mailing address...) merge those and then shave off anything that is too small for what you are looking for ..... good luck .
