Like if building is worth $300k would you insure for Dwelling at $300k total or do some lesser percentageAlso for Business Liability/ rental liability what are you generally insuring on lets say a rental duplex or a rental house?

My current plan, would be to pay the mortgage with rent for two years until i graduate, then to keep the property, and offer free rent to a trusted responsible friend that is younger to be a sort of manager and to make sure the other tenants are not destroying the place as they are college kids and see if i could do that for another year or two. and then work to sell the property and have hopefully of made a profit. id say as of right now i'm just dreaming. but do see this as a good learning experience and chance to get my feet wet. although i do not wish to do it if it's is not worth the time. so would this be a possible investment for me or not realistic?

I would say a good GENERAL rule is that the more professional (higher price and bigger company usually) the less involvement you will have to have.

For example, say a work item you have budgeted at 10k, contractor comes back at 5k, but the final price is inline with what you came up with.

In all fairness, you offered cozy, it is convenient for you, you suffer no harm and furthermore you may want to adjust your late policy to say a cozy deposit by the 1st is considered on time even if it takes 5 days for you to receive it.
