Simply just finding good deals has been the toughest thing especially in my market (CA) where labor costs and home costs are now through the roof and every seller/wholesaler has priced their home with little to no profit for the end investor.

Is there a difference based on age or is it based on the age of the roof and the windstorm mitigation done to the house. 

I have one in that neighborhood that got some tornado damage and I got a free new roof and siding from the insurance company lol.

@Jake Baker, It's all cosmetic minus the roof and siding which I've already gotten quotes to have those replaced and factored in plus 20% for unknowns.
