There are so many different factors at play...your goals, your next deal, the situation at hand of your LTV, credit score, loan amount, etc...that affect the available terms and whether it's best to go 15yr or 30yr.It's always best to work with an investor-friendly lender that has your interests in mind, and can work with you to strategize a few moves ahead, like chess.

If you could strategize your plan of action moving forward and wanted to return the highest ROI possible then one could encapsulate different markets and buy at lows, sell at highs then take profits to put into a lower priced rental that returns passive income with not much appreciation.

But, designing, building, and implementing a system robust enough to handle my business would have cost me far more time (and money) than buying Quickbooks and hiring someone to set it up for me.I started with Excel, and ultimately I waited too long to make the switch to Quickbooks... then waited too long to get real professional help.
