It sounds like to me the seller took the insurance proceeds and doesn't want to rebuild so is selling for lot value at 50,000.I guess maybe they are saying 20k to tear it down and 50k to buy it with another 130k to build a new house giving you a value of around 500k or 300k equity.I would think that the cost alone to build would run 200k to 250k but I am not a builder and I do not know what it costs per sq ft there or the size of the new build.

As far as Section 8, I know one of the tenants pays $70 out of the $950, the other i am not sure.On a separate note, I am a little lost with the insurance piece - Should the amount of coverage be on the sale price or rebuild price of the home?

The flooring is only needing urethane and the bathrooms to put back original with claw feet tubs and period things should run 5 each as I am an experienced do it myself person.Here in Atlanta I bought and 8000 square foot home in grant park 709 Cherokee over looking the park it had not been lived in since the 40s I had to remove all the lathe exterior and all electric and rebuild it completely I did most all this by myself and sold it close to 900k paid 320 renovation was around 120.
