The single family play is more the break even in cash flow (sorta like what you proposed) and hold out for equity appreciation, eventually selling it to cash out or cashing out on rents when you own free and clear in 30 years.I'm more of a cash flow player and thus look at multifamily houses.

If they're truly sophisticated, they'd look at a Yr 1 guaranty and conclude: "Ok, that's a nice little add-on of little value, since the chance of anything happening in Year 1 are remote, at best, but I'll take it, fine, and the other company I talked to didn't offer it".If industry players are so worried about these guarantees, it follows that many buyers are not in fact sophisticated.

Curious what other foreclosure auction buyers are paying to previous owners and tenants when you need to resort to cash for keys.We typically budget $2500 for owners and up to 2 mos rent for tenants.
