We’ve had a few applicants that we approved, but something happens when we are about to sign a lease (guy gets drunk right before lease signing, girl doesn’t file notice to move and is stuck for 3 more months, etc).After coming to conclusion about my strategy going forward, I want my money to work hard for me and to be turned over multiple times throughout the year.

I've recently offered a lease renewal to my 3 roommate tenants - 2 of which have been living together for years - and It's just now come up that the two (girls) that have been roommates for years don't necessarily like living with their newer (guy) roommate, and would prefer if he left.

if its just one note I would go old school.. and just do it by hand.. print out and amortization schedule and just check off when payment is made if its a solid note that pays on time.. before all of this stuff my dad had a girl who did nothing but payment books by hand.. the borrower sent the book in with payment she did the amortization by hand filled in the little book mailed It back..
