I initially thought about turnkey investments as it seems to have less work, good returns, but I'll need to buy 1 a month for 10 years and I imagine having over 100 SFR's will become a nuisance, whereas 1 apartment building a year for 10 years after taxes (and depreciation) may net me the income to replace my job comfortably.

Contact your city and request a nuisance violation list using the freedom of information act.  

It's just a major nuisance that I'd rather live without. 

Unless the person is a nuisance I wouldn't take any negative action.

I've recently become inundated with calls for offers to purchase a property (none of my properties are currently for sale), and as a recipient, I find them to be an equal nuisance whether the call is a robot, scripted friendly message, or straight-to-voicemail.

As for the courses, I think a majority of property managers would view the mandatory 'education' as a bit of a nuisance, as much of what they cover are fairly elementary concepts in property management.In regard to what you said about the landlord having more flexibility with background checks and lease terms; I am not familiar with either of these benefits.

Just give the neighbors your contact info and tell them if they continuous infract against rules to call the police if they are a nuisance and even include a nuisance clause in the contract.
