If you intend to pay cash for the property, then purchasing it in your LLC is a good idea. 

I was hoping for a smart smoke detector that detects when somebody is smoking or another idea that hasn't come to mind. 

I realized I was pitching ideas without fully articulating the value I bring to the table.

Hey Dan, renting to a sober living operator can be a great idea.

From what I see all the people answering to me here (and there are so many) are just coming against and refusing to agree with my simple statement: "a landlord is not above the law or norms by its personal choice or presumed capability to judge what he don't know" or as well "a landlord cannot deny or miscarriage a service to a stranger without a known valid reason and at the same time pretend to be operating professionally or loyally to the moral"Basically I'm telling if you are not able to do your business correctly it would be better to find someone else than you, mainly when your ideas about "squatter" or fair treatment are coming from ignorance or completely invented. 

I do tend to be someone who ask questions and only wants to hear what they want to hear, but at the same time if it's a bad idea.

Doing a 1031 is a great idea.

@Dave Meyer, while I like the idea of this thread, I think there are a lot of nuances that go along with this.At surface level, I am in 4 syndications, 3 of the 4 are paused.
