You should have an open conversation with as many people as you can find.

There is alot of growth here with Wellen Park being built currently but it tends to bring wealthier people in where my home is a 900sf 2/2(not so desirable for them.  

Falling out of compliance can lead to penalties, lawsuits, and even damage to your reputation as a landlord.

These are people who normally buy homes but temporarily rent while resolving whatever life circumstances made renting a better option.

I've done this with my properties because I'm well known in my small town and don't want people to know what I own.

Is this how most people do it? 

When I go to events like this, I do go to some of the sessions, but most of my time is just sitting in the lobby chatting with people. 

E2 Visa is either a 2 or 5 year Visa which has to be renewed and never leads to a green card.  

So don't be confined to just areas/markets that you know people in!

The challenge with unsafe areas is (1) potentially higher cost of maintenance such as broken windows, etc. and (2) this is by no means meant to be discriminatory but anecdotally from people I've spoken to the challenging tenants tend to be at the lower price points.
