A mobile home for 10-12K will likely have to be bought off market and it probably needs to be fully gutted / renovated.

In todays market it's hard to scale when you need to put 20-25% down with renovation. 

Then ended up completely renovating the home.

Everything should be done in hosue, including owning the property, renovations, and management!

The only time I suggest other software, like AppFolio or Yardi, is if you’re managing larger, more sophisticated commercial multifamily deals.

again, this tends to be the go to renovation for many.  

Both of these programs they did teach you how to find and renovate a home..
