We have been very sweet to these tenants - we rented them home when they had no credit history, we fixed every problem they reported(and they reported every small thing they noticed), we took care of them when the kitchen was non functional for a couple of days.

Hi All,I was able to find a seller that is looking to offload a whole portfolio in the Cincinnati area of multi family buildings (80 doors in total, 8 buildings from triplex to 25 units) it's all off market and all units look to be in good condition but dated (baths/kitchen) so great value add properties.I have NO experience with commercial buildings or Syndication of this proportions , he wants $7.5M for the whole portfolio. 

Assuming you mean kitchen appliances not something that makes the home habitable.

Opened up the wall that separated the kitchen and living room to make it more spacious and open concept.

Don't leave out important amenities like blackout curtains if you're targeting travel nurses and make sure your kitchen area is adequately stocked. 

Since a condo would be limited in terms of physical changes, think about what services or experiences you could add like grocery shopping (assuming full kitchen), concierge, driving service, eco tours, snorkeling, etc...

In your experience, has condos gained much equity after updating the kitchen and bathroom?

All the hotel brands are coming to market with new franchises that have full kitchens, large rooms, pools, laundry, gym, outdoor courtyards and kitchens, are located directly in the dining, entertainment, and shopping districts and adjacant to transportation corridors and have on site staff. 

@Drey Taylor We had a tenant fall asleep with a pot of grease on the stove in one of our properties, and burned the entire kitchen down along with causing significant smoke damage to the rest of the property.
