I was just posting on another board to someone who had 5k savings and wanted to buy 5-12 doors that they better have good reserves to account for repairs and vacancies.It seems like a price sensitive market - so yes, renovating the roof is just the cost of doing business as opposed to a justification for raising rent (new roof!

I'd like to hear that (not really) as most will talk about them, their network, their keen abilities as to their value in the deal......the correct justifications are not about you or any of those things, the correct justifications are shown in the market, with the property, it's condition, the degree of difficulty in moving that property in that period of time to limit risk exposures that may be present, think in terms of economic risks, financial risks, physical property risks, liability assumed.

We do have to give our clients a list of subs that we are going to use, just for legal reasons, leins and payments to be exact, one sub is all they need, if the gc wishes to change it, gc needs justification on why and who, have done it a couple dozen times.

I get a little burned when I hear of helicopter landlords hovering over tenants infringing on their lives, trying to look for another 50 bucks, controlling their family relationships, dreaming up bogus claims as a justification to gig the people who are buying your property for you.
