I don't have the experience as to what to do with the contract but my intuition from my customer service background just says to talk to the seller, explaining your difficulty finding an investor & request additional time.Something else that may help you is www.meetup.com I'm in a REI group in my area and it is very active.

Most utility companies have a "landlord policy" where you would be notified if they stopped paying, and the bill get sent to you when they take the account out of their names when they are moving.I allow them to pay separately, and most use Intuit's Payment Network- $.50/ transaction.Put whatever rules you want in the lease, mine includes clauses about medical marijuana, bed bugs, when to take the trash out, that Drano is ok to use, not to use flushable wipes, that light bulbs within the unit are their responsibility, not to turn the heat down below 50 degrees, not to change locks, no guests for more than 5 days without written permission, the list goes on.
