You may have slightly higher closing fees, but are well protected because you are in title initially.

This creates a negative initial position.

Just to chime in... why would you keep working with a PM that you don't trust or won't take initiative to address your concerns? 

 - initial cash flow has poor correlation with long term cash flow.  

Owner has 180 days to redeem and my purchase price would be paid back if he does so.I see two key risks I am worried about:1) Owner stops paying the mortgage and bank initiates foreclosure. 

As I said, in my initial response, my best guess is that they refuse to pay right now because it does not yet affect title.

The reason I picked this one over others is due to the following:1) Its syncs with Google/GMail & Calendar, and it has several "killer addons" for Gmail & Chrome, which is where I have all of my current contact info. 2) It only costs $15 per month, but, I believe that they have recently increased their initial price to $25.3) It's one of the only CRMs that is heavily centered around social media.
