I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or lose money in any market.

Then there comes the issues of who is responsible for paying of the excessive water bill.

It appears you are able to hold her responsible to cover damages and lost rent.

I've never heard of an HOA that is not responsible for driveways that they laid and trees that they planted.

How are you going to actually perform if you get a good response from someone?
