There are usually ways to circumvent having to incorporate an LLC if your aim is simply to devide the gains and duties among the separate parties through a contract.

I received an email early in the morning about a property @ $55k, then in the evening received an email from someone licensed for the same property with a re-written sales sheet with their logo on it for $10k more.
