I have made some upgrades since living here, fully renovated the bathroom and laundry room, upgraded appliances, added a tankless hot water heater, and replaced all galv. pipe with pex.

With lots of new development from the city improvements have made it be a hot spot!

On the western side, you're close-ish to Breckenridge and other hot Colorado ski areas.Just a few thoughts there.  

I’m not familiar with the market in your area, but 45 days in my market is on the longer side as we’re in a very hot sellers market.

Do not assume, always ask; even during hot RE market.

I'm anxious about making any financial mistakes that will cause me to be in hot water with the government since I am not sure how to report income from an investment property.
